Air Conditioning maintenance is extemely important here in SW Florida.

One of the most common calls we get is “The air conditioner is leaking water”. This usually happens when the condensate drain is clogged. Over time the bacteria builds up in the drain line and clogs it. If there is a safety switch it will turn off the a/c unit and prevent the condensate water from dripping or getting into your home.

If there is no safety switch installed, the condensate water will back up and cause other problems with the a/c system.

I have seen the condensate water back up into the air conditioner duct system. This can cause odors and air leaks in the supply ductwork. Routine maintenance can help find these problems and correcting them can keep your system working for years to come.

Dryer Lint

Many homes in the USA have a dryer for drying clothing. A person will usually clean the dryer lint off of the dryer screen (from the last load of laundry) and place their wet clothes into the dryer, maybe throw in a dryer sheet, and turn it on.  Did you know that just cleaning the dryer lint off of the screen between loads isn’t enough?

Dryer Fire

The US Consumer and Product Safety Commission has issued a safety alert and states that overheated clothes dryers can cause fires. Even if your dryer has been around for a long time without catching on fire, over time, lint can build up and block the vent or exhaust duct. This blockage causes excesssive heat to build up resulting in some dryers catching on fire.

Dryer Vent Cleaning

One sign that your dryer vent needs to be cleaned is if clothing is still dmap at the end of a typical drying cycle or if your clothing needs extra time to dry.  A dryer fire can be easily avoided. Everyone should have their dryer vents professionally cleaned periodically to avoid a dryer fire.

It is also important to keep the area around your dryer clutter free because lint can also accumulate on the outside of your dryer. When you have your dryer duct professionally cleaned ask to have the area surrounding your dryer to be cleaned too.  Dryer fires can take lives and destroy homes.  Something as simple as having your dryer vent cleaned can help you avoid a dryer fire.
