If you are moving to Florida and buying a home consider this…

We all know Southwest Florida is like living in paradise. We have beautiful beaches, blue skies and wonderful winter weather.

Did you know that 1000 people move to Florida each day? And according to the U.S. Census Bureau’s most recent population estimates, Southwest Florida is one of the fastest-growing areas in the nation.

On the flip side, there are many people moving out of Florida each month so this adds up to a lot of people coming and going. All of these people need someplace to live and many will purchase a home.

If you are planning to purchase a previously owned home in Florida there are the usual questions:

  • When was the home built
  • How old is the roof
  • Inspections for plumbing, electrical and structure
  • Check for any leans on the home (make sure deed is free and clear)
  • Bug and rodent inspection
  • Ask about water system and quality
  • Flooding info
  • Zoning
  • Wetland info

It is also important to inquire about the a/c unit. A new a/c unit could be a big expense (if a new unit is needed) so make sure to have the a/c unit checked as well.

If a home is 10 years old and has the original a/c system ask about maintenance history and cooling efficiency but better still have it checked out.

An a/c system may seem fine but you can’t really tell unless you have a professional take a closer look. After the expense of purchasing a home, adding or upgrading furnishings it would be unsettling if the air conditioning unit failed and you had to add the expense of installing a new one.

If the a/c unit is old and in need of repair or replacing, that is something you can use to negotiate when making an offer to purchase a home.

According to Merriam-Webster Dictionary, saving means “the act or an instance of economizing.”  Many of us look for ways to “save” everyday. Clipping coupons to save money at the store, saving bags to re-use later and some people even save the little ends of soap and put them in a pump bottle with water to use as hand soap.

You may try to save on your electric bill by turning off lights when leaving a room, turning off ceiling fans, unplugging appliances when you are away but how many of you know that you could save a good percentage on your electric bill each month by doing one other thing? I will tell you that other thing in a little bit.

According to the US Energy Information Administration, half of all energy consumed by Florida households is for appliances, electronics, and lighting. A whopping 27% is used for air conditioning. That is four times higher than the national average. Of course, this high usage is due to our year round weather conditions.  So, air conditioning use is a big part of most Floridan’s electric bill.

Back to the “other thing” that could save you a nice percentage on your electric bill and it has to do with your air conditioner. Having your air conditioner serviced a couple of times a year will save you money on your electric bill plus on having to replace parts and even save on having to replace the whole a/c unit.

How is that for savings? How many coupons would you have to clip to even compare?

So, why does having your a/c unit serviced twice a year make such a big difference on your electric bill? Because these check-ups include cleaning the unit and checking everything out. Check-ups, make your a/c unit run more efficiently and when it runs more efficiently, less electricity is used.

Think of it this way, if you wait a long time to go to the dentist to have your teeth cleaned and checked, it usually takes much longer for them to clean them, your gums are sore and the dentist usually finds something wrong, like a cavity.

If you would go to the dentist twice a year for your cleanings, your gums would not be so sore, it would probably take less time to clean your teeth and if they find anything, it would be easy to treat and cost less since it will most likely be in the early stages.

Having an a/c maintenance agreement can save you money and prevent a/c down time.

It has happened to many of us. Your air conditioner breaks down after business hours, at night or on the weekend.

You find yourself waiting for a repairman in unbearable heat, and paying an exorbitant amount for service in overtime or off time.

One of the biggest benefits of some maintenance agreements include no astronomical overtime charges. If you have the right contract, you can get more benefits than you may think.

Different air conditioning companies offer different services and benefits in their maintenance agreements.

What to look for in a Maintenance Agreement:

– Frequency

Some individuals, especially those returning after being away for the season, opt to have their air conditioning equipment serviced once a year. More frequency, such as semi-annual maintenance, can keep your equipment always clean and running at full capacity.

Air flow is a primary issue. Dirty screens become clogged with debris, which blocks air flow. Better air flow makes for more efficiency, healthier air and lower utility bills.

  • Replacing or cleaning air filters
  • Discounts for additional systems at same location.

14 Tips for Saving Money on Your Electric Bill

With a few tweaks you can reduce your electric bill.

We all use electricity everyday for lighting, cooling and heating our homes and water plus for running appliances and technology.

Every month when your electric bill arrives and you see the total, do you ever wish you knew ways to reduce that number?

Here are some tips for saving money on your monthly electric bill:

  1. Have a programmable thermostat installed in your home and save up to 10% on your electric bill.
  2. Install solar energy screens (mesh like screens) into your windows to block heat from the sun getting into and heating your home.
  3. Use energy saving appliances.
  4. If you have a refrigerator in your garage and your garage is not air conditioned, it can add to your electric bill.
    Refrigerators are made to be in an air conditioned space and when it is not, the refrigerator’s compressor will have to work much harder to keep it cold.
  5. The sun shining on your roof and home can cause heat to accumulate inside. Plant trees with shading leaves around your home to block the sun but be careful not to plant anything close to or over top of your a/c unit so that the air around your a/c unit can flow freely.
  6. Reduce your water heater temperature from 140 degrees to 120 degrees.
  7. Turn off your room’s ceiling fan when you leave the room. 
  8. According to FPL, plug your electronics into a power strip to save on phantom loads. Turn the strip off when not in use and save up to $100 a year.
  9. Choose energy saving bulbs.
  10. Have an a/c professional tune up your air conditioning unit to keep it running efficiently to save on your electric bill.
  11. Don’t use more water than needed when doing laundry. Set the water level to match the load size.
  12. Dry clothing faster by cleaning the lint filter between every load and have your dryer vent cleaned regularly. 
  13. Make sure your a/c duct work is not leaking as this can drive up your electric bill.
  14. Do not run your thermostat temperature lower than needed and raise it when you go out.
